Job Summary
The Director of Maintenance and Construction effectively manages all facility maintenance and construction for Double Quick, Quick Cash, and Selecta Motors. This position is responsible to protect company assets and maximize profitability by managing maintenance staff and maintenance and constructions projects. This includes budgeting for major and minor remodels, equipment repair, site maintenance and repair, and EPA and DEQ compliance. This position reports directly to the President of Double Quick, Inc. and must be able to communicate and make recommendations to the management team regarding processes or changes that would benefit the total company operations.
Duties and Responsibilities
  • Recruit, interview, hire and train quality maintenance & construction employees
  • Mentor, develop, review, discipline and discharge personnel as required
  • Maintain existing vendor/contract relationships, request and review bids from potential contractors
  • Contract repairs & maintenance with insured and licensed professionals as needed
  • Obtain entitlement for construction projects from state, county, and local jurisdictions as required
  • Work with various departments to develop and maintain standard design and construction criteria
  • Manage construction workflow to ensure deadlines are met
  • Identify, negotiate with, and function as a company liaison to outsourced design and construction professionals
  • Requisition major parts and expenditures through purchase order system
  • Maintain warranty information on equipment, roofs, etc. File claims when necessary
  • Review maintenance expenses by category and location
  • Maintain inventory of parts and equipment
  • Preserve and make effective use of physical assets
  • Properly dispose and or sell obsolete equipment
  • Develop and maintain help desk and maintenance history of equipment on location by location basis
  • Negotiate pricing on fuel pump dispensers and fuel repairs
  • Identify and schedule of building, landscape and parking lot maintenance and repairs
  • Manage environmental compliance and safety related to hazardous materials and construction
  • Responsible for remediation at contaminated sites, coordinating with legal consultants and governmental entities
  • Strategic planning and goal setting, participate in the strategic planning process
  • Attend and participate in management team meetings
  • Attend conferences to seek out new technology and best practices
  • Willingness to undertake additional training to maintain and improve mechanical and technical skills.
Qualifications and Technology Requirements
  • Excellent strategic planning, communication, administrative, and organization skills
  • 3-5 Years Supervisor, Construction, Facilities and Fuel management experience
  • Experience at directing service techs, general contractors, and subcontractors
  • Knowledge of OSHA, EPA, DEQ, ADA, and Hazmat and Federal/State regulations
  • Good understanding of design and construction, professional terminology, and practices.
  • Ability to drive, insurable, and possesses a valid driverÔ s license
  • Ability to travel extensively throughout the company trade area in normal course of operations
  • Ability to understand and use technical equipment such as laptops, cell phones, and remote devices.
  • Ability to work a flexible schedule and be on call 24 hours a day in case of emergency
  • Working knowledge of petroleum equipment, underground storage tanks, HVAC, electricity, refrigeration and cooking equipment.
Physical Requirements
  • The Director of Maintenance and Construction must be in physically good shape and able to stand and sit for long periods of time.
  • Must possess visual/auditory capabilities sufficient to perform the essential functions of the position

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
